Bridge financing
Short-term financing that covers the gap when you buy before your current home closes. Needs a firm sale and usually lasts weeks, not months.
Purchase plus improvements
Add renovation costs to the mortgage at purchase, with quotes up front and funds released as work completes.
Spousal buyout and separation
One partner keeps the home and refinances to pay out the other. Some lenders allow up to 95% of the value under a separation agreement.
Reverse mortgage

Construction and new build
